To provide a method for appraising and evaluating real estate for enhancing the value of a limited proprietary right of land with a building.
The method comprises a step 1 for reading, from a memory device, the quantitative number N of buildings, net profit SN belonging to the land in the quantitative number N of buildings, net profit bN belonging to the building, the price of the building and the depreciation property price HN of the building, etc., periodical surface right price TSN, a restoration rate r and an exclusive rate q and calculating a formula, i.e., PN=(SN+bN)12N /r-(HN-TSN)N/q, a step 2 for successively storing each PN in each calculated N into the memory device and continuously displaying each PN in each N in a display device, a step 3 for repeating the processings of the steps 1 and 2 by changing N to a prescribed value and a step 4 for calculating the maximum value PNMAX from each stored PN and specifying it in the display device.
